We visited Tres Rios during February, 2015. We won a three night stay after entering a drawing at Camping World. Typical sales pitch-required 90 minute sales presentation. Having been through several of these types of presentations, I was totally prepared to say no and get on with my free camping. We ended up buying the Ocean Properties membership, not due to the sales pitch (We thoroughly enjoyed working with our salesperson, had a lot of fun) but due to what else you can access through them. There are nine OC properties, but the real advantage is the Coast to Coast membership-that gives another 250 places to stay, no charge. CtC has a Neighbor Park affiliation where you pay $10-15/nite. That opens up another 1500 parks for very little money. If you travel and stay in parks, as we do (We have a 42' fifth wheel, can't fit into most State and Natl. Park campgrounds) or plan to do so for the future, we felt that this was where the value lies. We decided on the package, not that this park was "it". The campers we met were very friendly, and there is a very relaxed atmosphere. The park was not crowded, due to the time of year, I'm sure, but would agree with the other reviews that the spaces are not large, by any means. They have a big problem with stickers in the grass, but I guess that's "Welcome to having a lawn in the Texas countryside". We plan to base out of Tres Rios and explore the surrounding area, then move on to using our CtC membership to go elsewhere. This is not a 5 star luxury resort, but we were never led to believe that in the first place. As to the high pressure sales tactics, we mentioned that we had read about this in other reviews and were told by our rep that they were aware of those complaints and that they had worked hard to improve on their presentation. There were three other parties that joined OCP while we were there, but I ask a lot questions-as I said, we had a good time with it. FYI-Allen, the sales manager, cooks GREAT soft tacos and served us lunch as we talked. GREAT hospitality!

We stayed here 3 nights for free and yes we had to listen to the Ocean Canyon Property sales pitch for an hour, but it is NOT a time share and it is NOT a high pressure. It is pricey, but it is well worth the money. You can camp, condo or cruise from coast to coast and around the world for free or 30 - 70% off. For us, starting to become for time motorhomers it is a good deal. The park is very quiet and nice and even has a restaurant. It is big and has alot of space between the sites. It is along the river. You can stay there and not listen to the sales pitch but you pay more. They never turn anyone away. This would be a great place for a rally!

We stayed here for 2 nights in a motor home. We had received free nights with the purchase of our motor home but a tour was required.The pros were that it had a decent playground, nice river views and a totally awesome tree with huge vines the kids could swing and climb on. The spots were flat but dirt and grass only and were fairly close together. There were lots of briers in the grass. The bath house and game rooms had seen their better days. We were disappointed that the pool was closed and we were not told nor was it posted on the website. We took the 90 minute tour and after 2 hours we told them that we were not buying and that we were done. I was happy they gave up and did not argue, but you could tell they were mad. Sorry but not interested in their membership. Not one of the nicer campgrounds we have been to.

We had visited this park several years ago and were in no place to buy anything at that time. This visit I "won" $75 gift card from camping world and a stay out there, I honestly should have turned it down from the start but since had been a few years I had hoped things had changed a little. We were scheduled at 11:00 for our tour, my husband went over early that morning and asked if we could change the time because we had something we wanted to go do in town that day. They moved it to 10:30 - but still managed to keep up tied up until 1pm trying to sell us on the deal. Salesman's name was Kerry, manager Allen. We honestly were really thinking about it, we love to camp and some of the perks would be great for us, but in the end we decided that we just didn't want to commit to that kind of financial debt for 'vacation'. (approx 5k-9k for lifetime membership, with financing available) Once we had made it clear that we would not be doing this, the salesman was instantly rude, he became agitated and basically didn't have anything nice to say while we were signing out. You could tell he was genuinely pissed. Very unhappy with the whole situation, don't ever sign up to win at camping world. It ruined a perfectly good Saturday afternoon.

I just got back from doing the 2 night stay at tres rios I told them no on the sells pitch for ocean canyon properties on Saturday , I was not to leave till sunday morning. The office people along with salesman started treating me and my family bad and at the end of my stay made me pay 65.00 for a BBQ pit that was on its last leg that I rented. I rented a bbq pit from the office for 5 dollars because the park does not have any on there sites. The BBQ was very used and the handle broke during transport back to the park people. While talking to the lady at the desk about how I did not fill that I owed 65.00 for it she stated did you become a member and I stated no she sead then you must pay. After this kind of treatment I am even giving up my good SAMs member ship, just because they or affiliated.

Your told that the cost is $19.99 for 2 nights and just go on a 90 min tour of grounds before you check out. First of all it rained, they put at a site that when it rained and you walked out if your camper you step in ankle deep water. That upset us so we packed up and lefta couple of hours later they called me friend on his cell phone and asked him why he didn't stay for the tour, when he told them because he didn't want to ride in a golf cart in the rain they said he wold have to pay $30.00 a night since we didn't take the tour and because this was his second time there and miss the tour the first visit there that he owed them $200.00.He will never go back their. The sign is misleading, it says nothing about gong on a tour and that if you don't go the price increases.Found a better camp ground couple of miles down the road more shade trees, pool, cabinsx tent camping site, pull thru rv sites, can even spend the day there at no cost and in the evening they have a live band. RV site only $22.00 per night with a Good Sam Card. Very nice place and Friendly People.

I guess its a matter of opinion on what you call nice. We really felt like we were in a time share trap Hard sales tactics and a sign now or your out. the camper spots were very small, our picnic table was directly on top of the sewage hook up for the camper next door. NOT Acceptable period. The staff outside of the sales team was great Ken was a big help and very friendly. We have no plans to visit this or any of their other properties. I spoke with several 8-10 members and they informed us that this was the best of the camp grounds available as members. I don't feel they have anything to offer a true camper. A great retirement or storage facility. Most of the members we met were in their 70 and 80,s and I'm sure it works well for them The sales team really pushed Safety. I can't remember ever feeling unsafe anywhere we have camped. Eating on top of a sewage line seems rather unsafe if you ask me And for them to say we camped for free is BS the cost of fuel and normal camping expense was no less then any other trip.

A family member that has a membership with Ocean Canyon Properties invited us to join them with our own trailer for 2 night of free camping in exchange for going to the 90 min sales pitch (3 hours). It all sounds really good when they are telling you about the benefits of lifetime membership. The cost started out at $11,550 plus the yearly up keep fee. Before we were done talking the salesperson’s manager had come down to $7,550.00 plus the yearly up keep fee of $390.00 for LIFE. Sounds too much like the timeshare I have had for years and can’t give away. When they tell you about the giving it to your children for THREE Generations this means the next 3 generations are on the hook for the yearly up keep fee. And just because they have one set of rules today in the contract you signed; THE RULES CAN CHANGE NO MATTER WHAT THAT CONTRACT SAID, a few years go by an the fees go up and CHANGES are made in the way you can use the membership. All this being said we found the sales person Kathleen to be pleasant, knowledgeable and welcoming. The camp grounds where OK under improvement.We did not buy into program…

Stayed here twice, once in our tent and once in a Tres Rios cabin. Our cabin was a room among a row of essentially attached motel rooms in one building. They on paper look perfect, with a/c and heat, hot showers, satellite TV, two full size beds, fridge and microwave. But our room had some drawbacks. The bathroom has no fan or windows, so expect any smells to linger. The toilet is really small which isn't great for guys. There is no personal storage space. The room has three end tables, where two serve as TV and Fridge tables. There is nowhere to put your belongings away anywhere. The bathroom sink is barebones and there is no place to put toiletries. As a result, you live out of your suitcases, with no room for anything. The room wasn't terrible in terms of upkeep, but it was a bit dilapidated. Paint chipped off, wall plates with plastic cracked or broken, etc. The heater / ac unit worked quite well.The actual property is nice with playground, pool, multi-purpose fields, and the river with a nice walking area along it. I would stay again, but maybe ask more questions about the lodging first.

The first comment I read on these reviews SHOCKED me and it ALMOST scared me away from taking advantage of the free camping and free gifts back in 2012......"I came to Tres Rios after being scammed by slick salesmen" and "it was about as clean as a truck stop bathroom" I COMPLETELY disagree!! I'm glad I had decided to go back then. We, also, bought a membership and we was NOT scammed! Everything we was promised was in our contract and we have not had any issues with our membership 'til this day. PLUS you say tricked? How was you tricked? It seems like to me you was irresponsible and did not read your contract. They CAN NOT add or subtract anything from that paper work after you sign it. Plus the cleanliness part of that review... Have you been there in the past couple of years? Wow, I have always thought it was great. I seen this paticular post again this go around and was shocked that from 2011 it is still on there (it is misleading) and honestly I believe it should be taken down. Places Change Darlin'. People Change, and Business change. Sometimes for the Better, like tres rios and Ocean Canyon as a whole, and sometimes for the worste. When I joined they were not even BBB rated or maybe it was even an F but look at it now... A+.... Tres Rios is a GREAT location for couples, families, small & large events from a family reunion or wedding to boyscout retreat or I have even meet people out there with there companies for an employee apprication get away. Heck, even my animals love it. They have blue grass concerts and festivals throughout the summer. The rivers are amazing and great for tubing, fishing, and swimming to cool your body during those hot Texas summer days. Tres Rios has a very friendly staff and clean grounds. PLUS if you like to bird watch; they have a great set up to see many different breeds of birds. My granddaughters favorite is the Yellow-throated Warblers. Many of my cherished memories has been made at Tres Rios. We recently visited Tres Rios for a week-end cook-off. There was many cooks with many delicious dishes. :-)

We bought a new Travel Trailer and brought it to Tres Rios for our first trip. Got here in the dark, and they helped us hook up the sewer etc. Very nice staff. Steak dinner was WONDERFUL!We went to the sales presentation, and decided it would be something we will use. It is for 3 generations, so both our Boys, one 23 the other 9, and Our future Grandchildren will enjoy. I loved it!

Horrible first impression. "Non" members are charged an exorbitant $50 per night to park in a grass sight within touching distance of the next rv. There is no privacy, our picnic table that we had to drag over from a neighboring sight, as not all sights have one, was literally sitting with the neighbors truck close enough to use as a back rest. Just a joke all the way around. "Resort" is a joke....the Walmart parking lot offers more amenities!

This campground is very nice. We were greeted by a very friendly woman and escorted to our site. The sites are very level and large; also sites are grass. Big rig friendly. There were trees throughout the campground. Even though we were here during the "off season", there were daily planned activities. There is a restaurant on site, laundry room, game rooms, pool and access directly to the rivers. Great Verizon phone reception. Wi-Fi was not strong. We will definitely visit again.

Although I have read a couple of negative reviews I do not understand why they were displeased. We came down to just visit and ended up buying a membership as it is really a good deal if you are going to spend a little time on the road each year. The facility is clean and well maintained and it was obvious that they are constantly upgrading their chain. They are part of the Coast to Coast network which is part of the Good Sam organization and it doesn't get any bigger then those folks so this is no small time operation. The amenities provided were outstanding and the location is just beautiful. The staff were all very friendly and helpful and security seemed to be excellent. I would recommend Ocean Canyon Properties to any of my friends.

I absolutely love Tres Rios! Whenever I come to visit, I know the staff will be friendly and attentive and there will be activities for myself and my family. The park is always very clean and tidy when I visit; a well manicured lawn for RV parking and clean cabins and facilities. There are just enough shade trees to offer spots with shade and enough open areas to offer to those who have satelites for their TVs. The three rivers that converge on the resort are beautiful to take pictures of, go fishing in and walking your dog by. The Activities Director is fun and outgoing! She loves her job and it shows. Whenever I have any questions, I am immediately met with a response and help is always there when I need it. Overall by far the best Resort I've stayed at!
